Another design inspired by the Lodge series , this custom home with the Full Exposure Wall Framing System throughout will be built lakeside in nearby southern Vermont. The main level is about 1150 sq. ft., with a central entry to the front including a laundry and half bath. To the right is the kitchen and dining room, and to the left is the master bedroom suite. All of these areas are under a flat ceiling/Plaster and Beam Mid-Floor System . A screen porch is accessed from the dining area. To the rear is the living room under a cathedral Beamed Roof System. Upstairs is about 300 sq. ft. and houses an additional loft bedroom suite under a cathedral Beamed Roof System. The lower level/full basement is designed for storage and utilities, and with plans for a future family room and additional bedrooms.
The lowest end of our package price range assumes more drywall finishes while the upper range assumes more exposed timbers and wood decking finishes. Most people mix the different roof system to help with the budget and for aesthetic reasons. Depending on framing options you select, the price could be lower or higher. Pricing is expected to be valid through 2022, but may need to change if there are significant changes in material costs before then (currently an extremely volatile market). Walkout basements and/or garages can typically be added to any home, but are not included in our initial price (whether drawn on plans or not). Prices are based on engineering requirements of up to 90 mile per hour wind speed, up to 65 pound snow load, and low seismic activity zones. Our packages can be adapted for higher ratings; this may result in a higher price. Pricing errors on our site are rare, but a price change for your package may be required if a mistake is found.
