Specifications

Our package includes materials for a weather-tight shell to be assembled on your prepared foundation. A local builder typically assembles our package and finishes the home. Once assembly of our material package is complete, your building will look virtually finished on the outside.

General Frame Specifications

All timbers are dried #1 Douglas fir stamped and graded lumber, pre-cut, pre-notched, and numbered. Girders, ridge beams, and purlins are typically laminated Douglas fir or southern yellow pine. Conventional framing materials are all stamped SPF grade kiln-dried, pre-cut, pre-notched and numbered. Plywood is CDX fir. Lumber sizes are indicated in nominal dimensions. Pricing and material specifications are based on up to 90 mph wind speed (115Vult), up to 65 lb. snow load, and low seismic activity (zones 1 and 2a) unless otherwise specified.

Exterior Wall System

Framing consists of 6x6 Douglas fir posts and 6x8 Douglas fir plate beams (8’ to top of plate beam). Exterior posts and beams are dadoed with a 9/16” sheetrock slot/notch. Optional knee braces are 3”x5” and are included for exterior walls where placement will not hinder design elements such as windows and doors. Pre-assembled sections of 16” O.C. SPF grade 2x4 wall framing with rough openings for exterior windows and doors are included for application between the post and beam frame (or for optional Full Exposure Framing System, the wall sections are applied to the outside of the post and beam frame). 1½” foil-faced polyisocyanurate (R-9.8) insulation and ½” CDX sheathing is included for on-site application to wrap the exterior walls and post and beam frame. With owner/contractor supplied ≥R15 cavity insulation (fiberglass, cellulose, spray foam, etc.), this wall is designed to outperform typical 2x6 wall construction. Infiltration Barrier

Housewrap air infiltration barrier provided for exterior coverage.

Exterior Siding

Primed finger-jointed red cedar clapboards for horizontal application (4” exposure).

Exterior Trim

1" rake, fascia, and soffit, exterior 1x4 window/door trim, and 1x6 corner boards are Boral® TruExterior® poly-ash primed trim.

Beamed Mid-Floor System

Exposed, select 2x6 kiln-dried tongue and groove western pine plank decking with v-joint to the underside over 6x8 Douglas fir joists 4’ O.C. over laminated girders. 

Plaster and Beam Mid-Floor System

¾” tongue and groove fir plywood over 2x8 spruce floor joists 16” O.C. with sheetrock shims over 6x8 Douglas fir floor joists 4’ O.C. over laminated girders. Sheetrock (drywall) owner/contractor supplied and installed.

Floor system between walkout level/drive-under garage/basement level and main level is by owner/contractor.

Beamed Roof System

Typically 6x8 Douglas fir rafters 4' O.C. placed on the wall plate beams and supported by collar ties (solid timber), ridge beam, and/or purlins (typically laminated beams) as required. 2x6 kiln-dried tongue and groove Douglas fir or western pine (western red cedar is optional at an increased price) exposed plank decking with v-joint to the underside is applied over the timber rafters. Synthetic roof underlayment under 7" foil-faced polyisocyanurate insulation (staggered multi-layer, equivalent to R-60 conventional framing) and CDX fir plywood nailbase are included for installation over the decking. 2" beveled interior finish blocking is included for placement above plate beams between rafter bays.

Plaster and Accent Beam Roof System

Typically 2x12 SPF rafters 2' O.C. placed on the wall plate beams and typically supported by collar ties (solid timber), ridge beam, and/or purlins (typically laminated beams) as required, with CDX fir plywood above. For areas with attic space above (flat ceiling), ceiling joists are included, but remainder of ceiling system above is by owner/contractor. Sheetrock/drywall and insulation (typically spray foam up to R-70) are by owner/contractor.

Liner Roof System

Typically 2x12 SPF rafters 2' O.C. placed on the wall plate beams and typically supported by collar ties (solid timber), ridge beam, and/or purlins (typically laminated beams) as required, with CDX fir plywood above. 1x6 tongue and groove Douglas fir or western pine (western red cedar is optional at an increased price) with v-joint to the underside for an interior finish. Insulation (typically spray foam up to R-70) is by owner/contractor.

Beamed Porch System

Porch plate beams are typically 6x8 Douglas fir, and the vertical posts are 6x6 Douglas fir. The cathedral roof system includes 6x8 Douglas fir rafters, 2x6 kiln-dried tongue and groove Douglas fir or western pine exposed plank decking with v-joint to the underside (western red cedar is optional at an increased price). Porch floor, floor support posts, and railings are by owner/contractor.

Liner Porch System

Porch plate beams are typically 6x8 Douglas fir, and the vertical posts are 6x6 Douglas fir. The roof system includes CDX fir plywood over 2x6 or 2x8 spruce rafters as necessary, pre-cut, pre-notched and numbered. Liner material is 1x6 kiln-dried tongue and groove Douglas fir or western pine exposed plank decking (western red cedar is optional at an increased price) with v-joint to the underside for a cathedral or flat ceiling. Porch floor, floor support posts, and railings are by owner/contractor.

Roof Shingle Package

Fiberglass GAF® Timberline® Ultra HDZ™ Weathered Wood color shingles with lifetime limited warranty, and GAF® Seal-A-Ridge® cap shingles. Ice and water protector/membrane is included for starter course and valleys, and synthetic roof underlayment is included for remainder. Drip edge is included for eaves and rakes. All flashing is by owner/contractor.

Windows

Andersen® 400 Series High Performance™ Low-E4™ windows per plan. Andersen® standard screens for operable windows and Classic Series™ hardware in Stone finish are included. ¾” Colonial pattern removable interior wood grilles are optional. Windows with wood interior are unfinished clear pine. Extension jambs and casing not included unless otherwise specified.

Skylights

VELUX® Umber Gray exterior color with White interior color venting Low-E3 skylights with argon gas injected between tempered dual panes, with screens, flashing and one pole.

Exterior Doors

JELD-WEN® fiberglass, insulated, pre-hung, stain/paint-ready doors. Construction grade hardware is included (final hardware by owner/contractor).

Patio Doors

Andersen® A-Series Frenchwood® High Performance™ Low-E4™ patio doors with unfinished pine interior, screens, and Newbury® hardware. 7/8” Colonial pattern removable interior wood grilles are optional. Keyed locks for patio doors are not included.

Fasteners

Plugs, screws, bolts, spikes, and nails are included for the assembly of the component package.  Nail gun nails  and hardware/fasteners/strapping that are attached to or embedded in concrete are not included.

Stairs

Interior and exterior stairs are not included.

Complete Plans

Blueprints include custom floor plans and elevation plans (starting at Design Deposit phase), foundation plan (starting at Engineering Deposit phase), and complete structural plans for assembly of the Habitat Post & Beam material package that are typically needed for building permits (starting at Contract phase). Mechanical drawings are not included (electrical, plumbing, HVAC, etc.).

Transportation

Insured tractor-trailer delivery of the Habitat Post & Beam package to your job site (or to the nearest mainland port) is typically included within the greater Northeast, to be unloaded by owner/contractor. Additional shipping costs for areas outside of the Northeast may apply (discounted).

Engineering Information

Foundation (block, slab, poured, piers, insulated concrete forms, etc.) is by owner/contractor. Any style foundation can work with a Habitat Post & Beam structure.

Package unloading upon delivery, assembly of the Habitat Post & Beam material package, site work, foundation, all masonry, floor system between basement/drive-under garage/walkout and main level, roof venting (if required), roof flashing, wall system horizontal blocking, cavity insulation, interior and exterior stairs, window extension jambs (unless noted otherwise), fire door(s), garage overhead doors, keyed locks for patio doors, exterior door final hardware, bulkhead basement doors, exterior sun decks, balconies, porch/deck floor, porch/deck support posts, porch screens, railings, interior partitions, nail gun nails, hardware/fasteners/strapping that are attached to or embedded in concrete, interior finish materials (trim, sheetrock, finish flooring, mechanicals, cabinetry, wood finishes, etc.).
