From our Prow series (http://www.postandbeam.com/plans/filtered…), this Custom Prow with three bedrooms will be built into a sloped lot. The main level living area is comprised of the beamed cathedral great room and dining area in the prow end of the house, and a central kitchen and laundry/lavatory area. There are two private bedrooms in the end of the house opposite the prow. Upstairs is a private master bedroom suite with a cathedral plaster and accent beam ceiling (http://www.postandbeam.com/roof-framing-system), and an adjacent sitting area loft with a beamed ceiling that looks down onto the living area below. The lower walkout/basement level is currently designed with a large family room in the walkout section with patio doors leading to the yard beyond; the subterranean part of the walkout basement opposite is designed for utility and storage.

For information about total costs, click here.
The standard price includes our Full Exposure Wall System, Beamed Mid-Floor System with liner material under the loft, our Beamed Roof System over the great room, kitchen and loft, and our Plaster and Accent Beam Roof System over the master suite. The walkout level (daylight basement) is not included in the above pricing.

Depending on framing options you select, the price could be lower or higher. This price is valid through 2017; prices generally increase about 2-3% per year after pricing date. Walkout basements and/or garages can typically be added to any home, but are not included in our initial price (whether drawn on plans or not). Prices are based on engineering requirements of up to 90 mile per hour wind speed, up to 65 pound snow load, and low seismic activity zones. Our packages can be adapted for higher ratings; this may result in a higher price. Pricing errors on our site are rare, but a price change for your package may be required if a mistake is found.
