Our package includes materials for a weather-tight shell to be assembled on your prepared foundation. A local builder typically assembles our package and finishes the home. Once assembly of our material package is complete, your building will look virtually finished on the outside.
Choose any combination of wall, floor and roof systems to suit your style and fit your budget. Choose a framing style based on your desire for more visible natural wood, or one that allows brighter painted surfaces. Like the exterior of our homes, the interior of your home can be designed to have a more traditional or contemporary style based on your framing style choices. We will work with you to decide which framing system best fits your taste and budget.
General Frame Specifications- All timbers are #1 Douglas fir stamped, graded lumber, pre-cut, pre-notched and numbered. Exterior posts and beams are dadoed with 9/16” sheetrock slot. Vertical posting is 6x6 Douglas fir per plan. Knee braces for optional Full Exposure Framing System are 3”x5” and are included for exterior walls where placement will not hinder design elements such as windows and doors. Girders, ridge beams and purlins are southern yellow pine premium laminated beams. Conventional framing materials are all stamped SPF grade kiln-dried spruce, pre-cut, pre-notched and numbered. Plywood is CDX 5-ply fir. Lumber sizes are indicated in nominal dimensions.
Exterior Wall System- Pre-built sections are typically between 4 and 12 feet of spruce 2x4s 16” O.C. with factory rough openings for exterior windows and doors, and 1” Dow® Styrofoam bonded to ½” CDX plywood included for on-site application. The pre-built wall sections are inserted between 6x6 Douglas fir vertical posts and 6x8 Douglas fir plate beams (typically 8’ to top of plate beam), or for optional Full Exposure Framing System, wall sections are applied to the outside of 6x6 Douglas fir vertical posts and 6x8 Douglas fir plate beams. The factory-bonded insulation and plywood is installed on-site to wrap the exterior walls and post and beam frame. With owner/contractor supplied high-density fiberglass insulation, this wall is designed to significantly outperform typical 2x6 wall construction.

Infiltration Barrier- Housewrap air infiltration barrier provided for exterior coverage.
Exterior Siding- Clear vertical grain or primed finger-jointed red cedar clapboards for horizontal application (4” exposure), 1x6 tongue & groove saw-textured knotty cedar with v-joint for vertical application, or white cedar extra grade shingles (7” exposure).
Exterior Trim- Rake, fascia and soffit are 1” smooth primed cedar. Exterior 1x4 window/door trim and 1x6 corner boards are smooth primed cedar.
Beamed Mid-Floor System- Exposed, select 2x6 kiln-dried tongue and groove western pine plank decking with v-joint to the underside over 6x8 Douglas fir joists 4’ O.C.
Plaster and Beam Mid-Floor System- ¾” tongue and groove Sturd-I-Floor® fir plywood over 2x8 spruce floor joists 16” O.C. with sheetrock shims over 6x8 Douglas fir floor joists 4’ O.C.

Beamed Roof System- Exposed ridge beam, collar ties or purlins as required, and 6x8 Douglas fir plate beams. 6x8 Douglas fir rafters and 2x6 kiln-dried tongue and groove Douglas fir, western pine, or western red cedar exposed plank decking with v-joint to the underside. 2” beveled interior finish blocking included for placement above plate beams between rafter bays. Two layers of 2” and one layer of ½” (5½” total) rigid urethane insulation and CDX fir plywood nail base are included over the decking.
Liner Roof System- Exposed ridge beam, collar ties or purlins for cathedral areas as required, and 6x8 Douglas fir plate beams. Typically 2x12 spruce rafters 2’ O.C. with CDX fir plywood. 1x6 tongue and groove saw-textured knotty western red cedar or western pine liner material with v-joint to the underside for interior finish. Fiberglass insulation owner/contractor supplied and installed.
Plaster and Accent Beam Roof System- Exposed ridge beam, collar ties or purlins as required, and 6x8 Douglas fir plate beams. Typically 2x12 spruce rafters 2’ O.C. and CDX fir plywood. Fiberglass insulation and sheetrock (drywall) owner/contractor supplied and installed.

Porch System- Porch plate beams are typically 6x8 Douglas fir, and the vertical posts are 6x6 Douglas fir. The roof system includes CDX fir plywood over 2x6 or 2x8 spruce rafters as necessary, pre-cut, pre-notched and numbered. Liner material is kiln-dried 1x6 tongue and groove saw-textured knotty western red cedar with v-joint to the underside for a cathedral or flat ceiling. Porch floor, floor support posts and railings are by owner/contractor.
Roof Shingles- Fiberglass GAF® Timberline® Prestique® Lifetime textured shingles with lifetime limited warranty. Weathered Wood color. Drip edge included for eaves and rakes, and ice and water protector/membrane included for starter course and valleys. Soffit and ridge venting included for Liner Roof System and Plaster and Accent Beam Roof System. #15 felt paper included. Step/valley flashing and caulking by owner/contractor.
Windows- Andersen® 400 Series High Performance™ Low-E4™ windows per plan with screens included. ¾” Colonial pattern removable interior wood grilles optional. Extension jambs and casing not included unless otherwise specified. Classic Series™ hardware in Stone finish standard. Window color choices: White, Sandtone, Terratone® or Forest Green
Skylights- VELUX® Umber Gray color venting Low-E2 skylights with argon gas injected between tempered dual panes, screens, flashing and (1) pole.
Exterior Doors- JELD-WEN® fiberglass, insulated pre-hung doors with Light Oak stain kit included (to be applied by owner/contractor). Construction grade hardware included (final hardware by owner/contractor). Fire door(s) (house-to-garage) not included.
Patio Doors- Andersen® 400 Series Frenchwood® High Performance™ Low-E4™ patio doors with screens and Estate™ Collection Newbury® Bright Brass hardware, or Andersen® 200 Series Narroline® Low-E patio doors with screens and Metro™ Collection Tribeca™ Stone color hardware. 7/8” Colonial pattern removable interior wood grilles optional.
Fasteners- Plugs, bolts, spikes and nails are included for the assembly of the component package. Nail gun nails not included.
Stairs- Interior and exterior stairs not included.
Complete Plans- Blueprints include custom floor plans, elevation plans, foundation plan and complete structural plans for assembly of the Habitat Post & Beam material package that are typically needed for building permits. Mechanical drawings are not included (electrical, plumbing, HVAC, etc.).
Transportation- Transportation of the Habitat Post & Beam package to your job site is included within the mainland United States, to be unloaded by owner/contractor.
Engineering Information- Foundation (block, slab, poured, piers, etc.) is by owner/contractor. Any style foundation can work with a Habitat Post & Beam structure.
By Owner/Contractor- Package unloading upon delivery, assembly of the Habitat Post & Beam material package, site work, foundation, all masonry, first floor decking, roof step/valley flashing and caulking, fiberglass insulation/spray foam insulation, etc., interior and exterior stairs, window extension jambs (unless noted otherwise), fire door(s), garage overhead doors, keyed locks for patio doors, exterior sun decks, porch/deck floor, porch/deck floor support posts, railings, interior partitions, nail gun nails, interior finish materials (trim, sheetrock, finish flooring, mechanicals, cabinetry, etc.).
